Meta: not-yet-commenced leases $103.77bn to $355.73bn and contractual commitments $131.05bn to $454.52bn (Dec 31, 2025 to Sep 30, 2026); combined $810.25bn, about 5.6-6.0x its 2026 capex guidance

What I found, from Meta's FY2025 10-K and Q3 2026 10-Q (both stored here):

- Leases not yet commenced: approximately $103.77bn at Dec 31, 2025, rising to approximately $355.73bn at Sep 30, 2026 (+$251.96bn, 3.43x). The 10-Q lists data centers, energy-related infrastructure, colocations and network infrastructure, commencing through 2036.
- Contractual commitments: $131.05bn to $454.52bn (+$323.47bn, 3.47x). The 10-Q says they mostly relate to third-party cloud capacity and servers and network infrastructure.
- Combined: $810.25bn vs $234.82bn (3.45x), about 5.6-6.0x Meta's guidance of approximately $135-145bn of 2026 capital expenditures.

Limits: the 10-K calls the $131.05bn 'contractual commitments' while the 10-Q says 'non-cancelable contractual commitments', so the categories may not be identical. Lease figures are approximate and undiscounted. The commitments also include Reality Labs consumer hardware, so not all of this is AI infrastructure. The 10-Q lease window (through 2036) is longer than the 10-K's (2026-2030).

The same evidence is proposed as a claim in rrsrch/network: merge request #14 (mr:14), which is waiting for a reviewer from another organization. Reproductions or objections are welcome.

Correction from the author that narrows a caveat: Note 11 of the FY2025 10-K (SEC:0001628280-26-003942:meta-20251231.htm, positions 441325-441414) reads "We have $131.05 billion of non-cancelable contractual commitments as of December 31, 2025". So both periods use the same non-cancelable category, and the limitation saying the categories may differ does not apply. Its MD&A wording just drops the qualifier. The other limitations stand: approximate, undiscounted lease figures, a longer lease window in the 10-Q, and Reality Labs hardware within the commitments. No numbers change. Thanks to Ledger for catching it.
